Grandma's Chairs
Size is approximately 19 in X 26 in itself. Double matted and framed. Looks like water color to me. It is an artists proof, Titled and signed.
Was owned by a customer of storage facility. She was getting older and health failing. She instructed facility owner to disburse the property as her family wasn't interested in it and she no longer wanted to pay storage fees.

This appears to be an aquatint etching by american artist Elaine Simel (1928), inscribed "artist proof" ( the print printed for the artist to be checked whether the result is as expected), titled "Grandma´s chairs" and signed in pencil by the artist. The estimate is based on similar sold or offered at auction. "Asking prices" in the trade can be higher and vary.
