This is a very old oil painting, inherited from my mom who inherited it from her parents. I don't know how much further back it goes. I have a photo of it if you'd like to see that. It measures 43" across and 31" down.
It has been in my mother's house since she got it when her parents died. Before that, it was hanging in their home above their sofa.

Does the price for which you appraised the painting include the antique frame which houses it or did you only consider the value of the art itself? If so, how much more should I expect to get for such a beautiful antique frame?
