What does this mean?

The appraised work is an unframed oil on canvas painting likely executed in the late 20th century and signed at the lower right ‘K. Wallis.’ The painting depicts European-style or Italianate villa in the foreground with an extended balcony that overlooks a bay of water with sailboats. There is another similar structure visible in the background. The work is executed in a looser, more impressionistic style, and is possibly inspired by or after the work of established American artist Kent R. Wallis (b. 1945), but this could not be confirmed.

The estimate provided is based on comparables recently offered and sold at auction.
In the last five years, four paintings signed ‘K. Wallis,’ have appeared at auction with mixed results. Two failed to sell while the others sold below their low presale estimates, which suggests that the artist does not have a robust secondary market. The estimate provided is based on the subject wok’s size, condition, compositional complexity, and the artist’s overall auction market. In many cases, pricing for similar examples available on the primary (retail) market vary, and are often higher than secondary (auction) market examples.
