very nice nature painting of a waterfall in the woods. Signature of artist in red in bottom right hand corner. nor sure if it a print or original. On real canvas with beautiful ornate antique gold frame. 48in.x35in. of canvas. 53in.x41in. with frame.
unknown. it was left in condo we purchased by previous owner.

There are several artists by the last name of Hansen - American and European - who were painting this kind of subject matter, style and age (20th Century); I have not been able to match the signature with that of a listed artist with a recorded body of works sold at auction but have based the value on related works of similar size, subject and age.
Based on the photos and information provided, and subject to examination, this is:
American or European School, mid/late 20th Century

35 by 48 inches, framed 41 by 53 inches
signed "Hansen" lower right
CONDITION: not examined in person but appears to be in good condition with wear commensurate to age.
