Considering the photographs, overall pattern, knot density and the colours,
I concluded that this is a beautiful Isfahan Rug made in 1940. Writing on the piece reads as "Esfahan Baba", "Esfahan" is the city of Isfahan in Iran and "Baba" may refer to a sort of nickname for the master weaver. "Baba" is a word of Turkish origin but some weavers who are members of a religious-artistic cult called "Bektashi Order" were also called baba to time to time in some parts of Iran. Your piece is very skillfully knotted with a 100-150 KPSI of density.
Piece adapts the classical pattern of the Isfahan Carpets and has a medallion on the center. The general decoration is consists of floral design. Blue colour is very deep and impressive in terms of rarity, for a piece from 1940 it is in incredible condition. Fringes and the edges tells me that the piece was either used as a wall decoration or was never used for an extended time on the floor. A very collectable piece.
Entirely hand knotted.

Condition: Perfect condition, exceptional for a piece 80 years of age.
Provenance: Recently arrived in Bahrain from Iran
Classical Isfahan Design was adapted by the weaver.
