My mother left this Betsy Ross piece when she passed and unfortunately I do not have any information on it's history. I do know that my mother felt it was quite valuable and kept it hidden away so it would not be damaged. I would like to get an estimate on what it might be valued at. Thanks.

I've based this appraisal on the Frederick Robbins etching; it does not include the paper this is attached to.
Based on the photos and information provided, and subject to examination, this is:
Frederick Goodrich Robbins (American, 1893-1974)
"Betsy Ross's House" after 1922
Etching (in brown ink) on cream wove paper
should be: 6 7/8 by 4 3/4 inches; any discrepancy to those dimensions might indicate a fake or copy
