Thank you for submitting your item for appraisal. This appears to be a japanese Taisho era (1912-1926) water colour, depicting a mountaineous landscape with a pagoda, a single traveler at the foot of the mountain range to the lower right, signed lower left with three characters and the faint impression of a red seal. Unfortunately the signature is illegible. Even if it would have been the case, it would have only led to a name and no further biographical data. The estimate is based on similar decorative water colours of that era by lesser known artists actually sold at auction. There is no measurement for the sentimental value you might attach to the painting.
